Who we work with in Surrey
Lendrite is based in Surrey, and the city produces every kind of residential mortgage there is. Each part of it has its own mix of homes, so the lender that suits a Cloverdale townhouse refinance is rarely the one for a South Surrey custom build.
The people who call us most often:
- First-time buyers working out what they qualify for on a Clayton or Panorama Ridge townhouse.
- Families in the trades building a custom home in South Surrey or Elgin.
- Self-employed owners in Newton and Fleetwood refinancing to consolidate debt.
- Investors buying small multi-family or mixed-use property in Guildford and Whalley.
- Buyers of acreage and hobby farms in the rural areas south and east of Cloverdale.
Construction is a large part of the Surrey work: owner-built custom homes, homes built to sell and small multi-unit projects. In every case Lendrite arranges the financing and a lender funds it.

Each card goes to the page that explains it.
A first home in a townhouse
What you qualify for on a Clayton or Panorama Ridge townhouse, with the stress test applied, before you start viewing.
First-time buyers →A custom build in South Surrey
A construction loan that advances in draws (stage payments released as the build reaches each milestone) against your budget, the builder's contract and the plans.
Custom home builds →Refinancing to clear debt
Self-employed owners in Newton and Fleetwood using the equity in the home to consolidate higher-cost debt.
Refinance →Small multi-family in Guildford
Buildings with tenants in Guildford and Whalley, sized on the rent they bring in rather than on your pay stubs.
Investment property →Acreage near Cloverdale
Hobby farms and acreage south and east of Cloverdale, with lenders that understand rural zoning and outbuildings.
Agricultural →A duplex on an infill lot
Duplexes with garden suites under BC's small-scale multi-unit rules, arranged as a build rather than a purchase.
Duplexes and garden suites →Costs that are local
The rules, not the amounts; the amounts depend on the property.
| Item | The rule | Who handles it |
|---|---|---|
| Property transfer tax | A provincial tax on most purchases, worked out on the price and due when the sale completes. | Your lawyer or notary collects it at completion. We show you the figure before you offer. |
| First-time buyer exemption | BC can reduce or remove the transfer tax on a qualifying first purchase. Whether you qualify depends on the price and on whether you have owned a home before. | We check it with you on the first call. |
| Property tax notice | The lender wants the current year's municipal tax notice for the property. | For Surrey properties we pull it ourselves; you do not need to find it. |
| Strata documents | For a townhouse or condo the lender usually asks for the Form B (the strata's certificate for the unit), recent minutes and the strata's depreciation report (its long-term repair plan) where there is one. | Your realtor requests them from the strata. We tell you which ones the lender wants. |

Asked about Surrey
What makes Surrey different for a mortgage?
Surrey covers almost every property type in one municipality: urban condos, suburban detached homes, rural acreage and commercial property. The lender match matters more here than almost anywhere else. A lender happy with a Whalley condo may have strict rules about South Surrey acreage, and the other way round.
Do you arrange construction financing in Surrey?
Yes, owner-built custom homes, homes built to sell and small multi-unit projects are all common here. A construction loan advances in draws against a budget, and the lender looks at the budget, the builder's contract and experience, the plans and an appraisal of the finished value.
Do you work with clients outside Surrey?
Yes, Lendrite is based in Surrey and works across all of British Columbia. Most of the work happens by phone, video and online, and in person when that makes sense. The team speaks English, Hindi and Punjabi.
Is there a fee for a pre-approval?
For most residential mortgages the lender pays the brokerage when the mortgage funds, so you usually pay no fee for the call or the pre-approval. Commercial, construction, agricultural, private and some complex applications may carry a fee, disclosed in writing before you commit to anything.
Lendrite is based in Surrey, BC and works by phone, video and online. Weekdays 8:30 am to 6:30 pm PT, weekends by appointment.
