Mortgage broker in Langley, BC

Willoughby townhouses, Fort Langley character homes and farm acreage, each with its own lender fit.

Who we work with in Langley

Langley is two municipalities, the City and the Township, and between them they cover everything from Willoughby's fast-growing townhouse streets to the rural roads of Glen Valley and South Langley. Lenders treat those places differently, and so do we.

The people who call us most often:

  • Growing families buying a townhouse in Willoughby.
  • Owners of Fort Langley character homes refinancing to pay for a renovation.
  • Buyers of acreage and hobby farms in South Langley, including land in the Agricultural Land Reserve (ALR), where provincial rules limit what the land can be used for.
  • Walnut Grove families moving up and using the equity in the home they are selling.
  • Self-employed owners in Aldergrove and Murrayville.

Acreage is work some lenders avoid. We arrange it with credit unions and lenders that understand rural zoning, outbuildings and hobby-farm use. Purchases, refinances and renewals across Walnut Grove, Willowbrook and Willoughby are the everyday work.

Strata documentsFor a townhouse or condo the lender usually asks for the Form B (the strata's certificate for the unit), recent minutes and the strata's depreciation report (its long-term repair plan) where there is one.Your realtor requests them from the strata. We tell you which ones the lender wants.

Questions

Asked about Langley

Can you help with acreage or ALR property in Langley?

Yes, we arrange financing on acreage and on land in the Agricultural Land Reserve, with lenders that understand rural zoning, outbuildings, hobby-farm use and properties that mix a home with farm use. Many bank programs do not cover these, so choosing the lender is most of the work.

Do you work in both Langley City and the Township?

Yes, and in every neighbourhood in between: Walnut Grove, Willowbrook, Willoughby, Murrayville, Aldergrove, Fort Langley and the rural south. Each has its own property mix, and the lender is chosen to fit it.

Do you work with clients outside Langley?

Yes, Lendrite is based in Surrey and works across all of British Columbia. Most of the work happens by phone, video and online, and in person when that makes sense. The team speaks English, Hindi and Punjabi.

Is there a fee for a pre-approval?

For most residential mortgages the lender pays the brokerage when the mortgage funds, so you usually pay no fee for the call or the pre-approval. Commercial, construction, agricultural, private and some complex applications may carry a fee, disclosed in writing before you commit to anything.

Lendrite is based in Surrey, BC and works with Langley clients by phone, video and online, and in person when that makes sense. Weekdays 8:30 am to 6:30 pm PT, weekends by appointment.
