How we are paid
For most residential mortgages, the lender pays our brokerage a fee when your mortgage funds, so you usually pay no broker fee. For commercial, construction, agricultural, private and some complex files, a broker fee may apply. We will tell you in writing how we are paid, and the amount of any fee you would pay, before you commit to anything.
Lenders and relationships
We work with a range of banks, credit unions, monoline lenders (lenders that offer only mortgages), alternative lenders and private lenders. We do not own any lender. If we have a relationship with a lender or a referral partner that could affect our advice, we will tell you before your mortgage is placed.
Conflicts of interest
If a real or possible conflict of interest comes up on your file, we will tell you promptly and in writing, and talk through your options before going further.
Rates, payments and approvals
Rates, payment examples and calculator results on this site are estimates for illustration only. Your actual rate, payment and approval depend on your finances, the property and the lender’s review at the time you apply. If we quote a rate in an advertisement, we will also state the term and the annual percentage rate (APR), and payment examples will state the amortization used. No specific rate or approval is guaranteed.
