What Lendrite arranges for businesses
Commercial financing covers the property a business works from, the buildings an investor holds for rent, farmland, and the credit a business needs to run. Lendrite is a mortgage brokerage: we prepare the application, place it with a bank, credit union or alternative lender, and stay on it until the money moves. The lender decides; we make sure the lender sees the whole picture.
- Owner-occupied commercial: the strata office, clinic, shop or industrial bay your business works from.
- Commercial investment property: buildings with tenants, sized on the rent they bring in after costs.
- Agricultural and acreage: farmland, hobby farms and land in the Agricultural Land Reserve.
- Business loans and credit lines: operating lines, term loans and BDC programs, often arranged beside the property.
Most people who land here own a small business and have never borrowed against a commercial property before. The pages above are written for them.
How commercial differs from residential
On a home purchase the lender looks mainly at you: your income, your credit, your down payment. On a commercial purchase the property and the business carry as much weight. The lender asks what the building earns, or what the business that will occupy it earns, and whether that income covers the mortgage payments with room to spare.
That means more steps. A commercial appraisal is ordered from an appraiser who values income properties. An environmental report checks whether the land may be contaminated, because the lender does not want polluted ground as its security. Leases are read line by line. A commercial lawyer handles the title, the mortgage and the company's paperwork.
Each of those takes time to order and to write, so a commercial purchase is measured in weeks, not days. We tell you at the first call what the realistic timeline is for your kind of property, and we build the dates in your offer around it.

What it costs
Costs are gone through with you upfront, before you commit to anything.
Some costs you pay directly, whichever lender you use: the appraisal, any environmental report, and your own lawyer. Any fee the lender charges appears in its commitment letter, the written approval that sets out the terms and conditions, so you see the full cost before you sign.
No credit check at the enquiry stage. A credit report is pulled only with your written consent, and we reply within one business day.
